Drain tile is the unsung hero of a dry basement. A properly engineered system collects groundwater along the footing and routes it to a sump basin or daylight discharge — relieving the hydrostatic pressure that cracks walls, lifts slabs, and pushes water through cove joints. Many older homes have original clay-tile or sock-pipe drain tile that's now silted shut, crushed by tree roots, or disconnected entirely. We use a sewer camera to confirm what's actually happening underground, then either jet, repair, or replace the failed sections. New installs use high-flow perforated PVC bedded in washed gravel and wrapped in filter fabric to keep silt out — and we set proper pitch so water actually flows. Interior systems tie into a sealed sump basin; exterior systems daylight to a swale or storm system where allowed. Either way, the goal is the same: keep groundwater away from your foundation so it can never push through.

Interior vs exterior drain tile?+

Exterior intercepts water before it touches your foundation and is ideal during major foundation work or new construction. Interior is less invasive, perfect for finished basements, and just as effective at relieving hydrostatic pressure. We recommend based on access, soil, and what's already failing.

How long does installation take?+

Most interior perimeter installs are completed in 2–4 days. Exterior excavation projects typically take 4–7 days depending on access and how much landscape restoration is needed.

Can old drain tile be cleaned instead of replaced?+

Sometimes. If the line is intact but silted, hydro-jetting can restore flow. If the pipe is crushed, root-invaded, or disconnected, replacement is the only permanent fix — and we'll show you the camera footage so you can decide with full information.

Will you tear up my whole basement floor?+

Only the perimeter strip — typically 12–18 inches wide along the wall. The center of your slab is left untouched. We restore the concrete cleanly when we're done.
